We typically look for a minimum credit score of 580, but we evaluate each deal individually. Even with lower credit scores, strong deals with good collateral and exit strategies may still be considered.

Hard money loans can close in 5-10 business days, while private lending typically takes 1-2 weeks. The exact timeline depends on the complexity of the deal and how quickly documentation is provided.

We finance residential properties (single-family, condos, townhomes), multi-family properties, commercial real estate, and land. The property must have sufficient value to secure the loan amount requested.

Most of our hard money loans have no prepayment penalties, allowing you to pay off the loan early without additional fees. Private lending terms vary, but we often structure loans without prepayment penalties as well.

Basic documentation includes: property information, purchase contract (if applicable), recent bank statements, and photo ID. We keep documentation requirements minimal to speed up the process.
